Utility Bill and Annual Local Tax Management: We handle the hassle of utility bills and annual local tax payments on your behalf.

Communication with Intermediates: We manage communication with other intermediates, such as tour operators and travel agents.

Property Management Services

Property Inspection / Report

We will visit your property every month, making a thorough inspection inside and out to ensure your property is in good order. These inspections will be followed up by monthly reports and digital photos emailed to you. If any problems within the property arise and may need work we will assess this and forward all the information to you with a quote if necessary. Log books are held for each property.

Key Holding

We hold a minimum of 2 sets of keys to your property in our safe, making us your local point of contact for you or your clients in case of emergency or for any contractors should they need access to your property.

 Airing Property

It is important if your property is unoccupied for any length of time to circulate the air to minimize any condensation and damp build up. We will open shutters and windows to air your property, flush toilets, run taps and showers to clear any stagnant water. We will make sure that your property is clean and tidy, testing appliances to make sure all are in working order – electricity, security systems if applicable.

 Property Opening / Closing

It is important to ensure that your property is fully functioning so that you and any of your guests have a hassle free stay and also to ensure that all appliances are switched off to avoid any unnecessary bills over the winter period.

 Open Bank Accounts

We will help you to open bank accounts and organizing direct debit payments for electric, telephone and satellite etc for your summer property.

 Arranging Contractors

We will advise you of any maintenance or repair work which will need to be undertaken and provide you with repair quotes. On your approval we will arrange and will be happy to over see these and make regular updates via email.

House Insurances

There is a legal obligation to insure your home against earthquakes in Turkey. This insurance is called ‘DASK’. We will arrange fully comprehensive household, contents and earthquake insurances, ensuring you get competitive rates. (There will be an additional cost for the insurance itself, not for our service)

Cleaning Services

At the beginning of the rental season, normally undertaken in May (or you can chose), this service will involve a comprehensive clean of the whole property, including checking electrical goods, lights and toilet flush. Lights, fans, windows and the outside of the property – terraces, patios etc. will be hosed down.

Payments of Bills

We ensure all bills associated with you home ownership are reliably paid on time. (e.g. utility bills, water, electric, site fees)

  Tax Payment

We will be following of your property and environment taxes and make necessary payments on your behalf.


Complex or residents meetings may not often be at times convenient for yourselves to come over to Turkey but it doesn’t mean that you don’t want to know what’s going on. On your request we will attend these meetings on your behalf, voice any of your requests and update you on the meeting.

Mail Collection

Your mails in Turkey will be collected and forwarded on to you if necessary at regular intervals.

  Furniture & Furnishing

We will examine all your furniture & furnishings for wear & tear or damages on our every check period.

Security Check

We throughly examine the whole exterior of your property, windows, doors, storage cupboards etc. to check for any signs of damage or break in.

  1. Doors: Ensure doors inside and outside open and close properly to avoid security risks.
  2. Walls: Examine for cracks or water stains.
  3. Lights: Check smooth functioning of light switches and replace non-working lightbulbs.
  4. Floors: Inspect for water damage.
  5. Sockets and Electricity Box: Ensure they are in working order.
  6. Common Areas: Check for infestations.
  7. Kitchen & Bathroom: Verify water flow.
  8. Air Your Home: Conduct monthly ventilation.

Exterior Safety Checks:

  1. Walkway & Staircase: Ensure they are obstacle-free.
  2. Main Entrance Door: Check for signs of theft.
  3. Windows: Confirm secure closure.
  4. Roof: Inspect for cracks or leaks.
  5. Water Meter: Note monthly readings for inclusion in homeowner reports.

Additional Information:

  1. Monthly Electricity Bill: Collected and paid from the property float.
  2. Monthly Reports: Sent after each visit, including photos taken during inspections.
  3. Issue Notification: Photos sent, and homeowners notified; repairs proceed only with homeowner consent.
  4. Insurance: Organize compulsory earthquake (DASK) insurance, optional contents insurance.
  5. Bill Payments: Manage council tax, maintenance fees, electricity, water payments.
  6. Additional Services: Arrange cleaning, airport transfers, and car hire upon request.
  7. Urgent Matters: Professional team handles urgent property matters immediately.
